
The event brought together key industry figures such as João Cília, CEO of Porta da Frente Christie’s, Pedro Brinca, professor and researcher at Nova SBE, Ricardo Guimarães, director of Confidencial Imobiliário, Carlos Guimarães Pinto, Member of Parliament, and some of the market’s top agents to discuss topics including the current state of the high-end real estate market, the main challenges in real estate brokerage, and the impact of the State Budget measures on the sector.
Presenting an update of the Realty Premium Market study, developed by Porta da Frente Christie’s International Real Estate in collaboration with NOVA SBE, Pedro Brinca concluded that the growing demand for premium properties contrasts with a structural lack of supply.
Compared to 2024, supply in 2025 dropped by 11%, while the number of leads per listing increased significantly, reflecting a growing concentration of demand in the Affluent segment (properties priced per m² among the top 10% to 5% of the market) and Premium segment (properties priced per m² among the top 5% to 2%). This dynamic led to an average price appreciation of 7.3%, in a context marked by rising construction costs (+30% since 2021) and the absence of structural measures to stimulate new housing development.
According to the researcher, “we are facing a market where demand consistently exceeds supply, and where public policies remain focused on stimulating demand without addressing the core issue: the shortage of new housing.”
Carlos Guimarães Pinto emphasized that “it is urgent to build more across all segments. The lack of supply in the high-end segment doesn’t just affect those seeking luxury properties. It creates a ripple effect that drives up prices across all market levels. When there’s no available product, buyers move down to the next segment, pushing prices up and making housing less accessible for young people and the middle class”.

The increasing use of technology in the sector was also a central topic of the initiative. According to João Cília, “in the future, market leaders will inevitably be those who invest in digitalization. At Porta da Frente Christie’s International Real Estate, we’ve been working on developing digital tools to make our services more effective, whether in identifying commercial opportunities, improving customer service experience, or supporting our consultants’ daily tasks.”
In this context, the agency presented a new version of its virtual assistant Rachel, now offering more personalized and intelligent service, helping consultants identify business opportunities with higher success potential. The innovative solution can also accompany clients on virtual property tours and interact in real-time conversations to gather information that allows service to be tailored to each client’s needs, enabling the identification of opportunities with greater business potential.
In addition to five discussion panels, the event featured three workshops and a property fair with exclusive conditions for participants, bringing together developers, brokers, legislators, academics, and tech experts to debate concrete solutions for the sector’s challenges.
