The idealista price index has revealed that the price of houses for sale in Portugal rose 8.7% in October compared to the same month of 2024, reaching a median cost of 2,970 euros per square meter (euros/m2).
More expensive houses
House prices for sale in October rose in the 19 district capitals and autonomous regions analysed, with Beja (30.6%), Santarém (27.8%) and Portalegre (24.1%) leading the list of the largest annual increases.
They are followed by Guarda (21.0%), Setúbal (19.2%), Ponta Delgada (12.6%), Funchal (12.2%), Évora (11.7%), Viana do Castelo (11.1%), Coimbra (10.3%), Braga (10%), Leiria (9.2%), Aveiro (9%), Viseu (7.9%), Faro (7.2%), Bragança (4.5%), Porto (4.3%), Lisbon (4.1%) and Vila Real (3.7%).
Lisbon continues to be the city where it is most expensive to buy a house: €5,886/m2. Funchal (€3,907/m2) and Porto (€3,844/m2) occupy second and third place, respectively. Next come Faro (€3,370/m2), Setúbal (€2,964/m2), Aveiro (€2,705/m2), Évora (€2,516/m2), Ponta Delgada (€2,364/m2), Coimbra (€2,208/m2), Braga (€2,118/m2), Viana do Castelo (€2,074/m2), Leiria (€1,719/m2), Santarém (€1,655/m2), and Viseu (€1,643/m2).
The major cities where buying a house is most economical are: Vila Real (€1,397/m2), Beja (€1,326/m2), Bragança (€1,060/m2), Guarda (€1,005/m2) and Portalegre (€1,003/m2).
