Lisbon has the highest median housing price per square meter in Portugal, according to bank appraisals, and Celorico da Beira (Guarda district) has the lowest.

Regarding housing, "Lisbon is the municipality with the highest median value per square meter, according to bank appraisals, at 3,826 euros in 2024, representing an increase of almost 23% compared to 2021 (the value was 3,113 euros)."

Celorico da Beira is the municipality with the lowest median value per square meter of houses, according to bank appraisals: 574 euros.

The data in question is published by Pordata, a database of the Francisco Manuel dos Santos Foundation.

According to the portal, Ponta do Sol, in the Autonomous Region of Madeira, is also "the municipality with the highest growth in the median value per m2 [square meter] of houses, according to bank appraisals, rising from €1,118 in 2021 to €1,861 in 2024, a growth of 66.4%.

Between 2021 and 2024, three Madeiran municipalities were among the five municipalities with the highest rate of change in the median value of house appraisals: Ponta do Sol, Ribeira Brava, and Santa Cruz.

Right after Ponta do Sol, Ribeira Brava comes in second, where the median home appraisal value increased by 65.1% (from €1,013/m2 to €1,672/m2) between 2021 and 2024. Entroncamento (Santarém district) is in third place, with a 61.5% increase (from €647/m2 to €1,045/m2).

Completing the top five are the municipalities of Constância (Santarém district), with a 61.3% increase, from €651/m2 to €1,050/m2, and Santa Cruz (Madeira), with a 59.8% increase, from €1,127/m2 to €1,801/m2.

Price drops

Conversely, the rate of change was negative at 2.5% in Grândola (Setúbal district), with the median appraisal price falling from €2,143 to €2,090 per square meter.

Already in positive territory, but with the smallest increase, are Idanha-a-Nova (Castelo Branco district), with a rate of change of 0.5% (€582 to €585 per square meter), Vouzela (Viseu district), with 6.9% (€696 to €744), Campo Maior (Portalegre district), with 7.3% (€768 to €824), and Velas (São Jorge Island, in the Autonomous Region of the Azores), with 7.6% (€816 to €878).

"Amadora is the municipality with the most houses per km2 [square kilometer], with 3,643 houses," the data further indicates.

Meanwhile, the municipality of Lagoa, on the island of São Miguel (Azores), "is the municipality where the most new houses were built in the 2022-2024 triennium, as a percentage of existing houses: 238."
