Nationally, the average price for property reached €414,000 – up 4% from April and 18% higher than in May 2024. In the South, the average price rose to €259,000, marking a 4% monthly increase and a 23% rise year-on-year.

Beja saw the highest monthly stable at €120,000 but posted a 26% yearly gain, keeping it the most affordable district in the region. Faro remains the most expensive, now averaging €535,000 after a 1% monthly and 21.6% annual rise. Setúbal saw prices rise 2% in May and 22% over the year, reaching €440,000.

Rental prices also continue to climb. The national average rent remained steady at €1,300 per month, up to 4% compared to May 2024. In the South, average rents reached €895, showing a 5% monthly and 12% annual increase.

Faro led with the highest rents at €1,300, rising 2% from April and 37% year-on-year. Setúbal followed closely at €1,250, up 4%. Évora rose 5% in May and 12% over the year, now at €895. Beja held steady at €700, with an 8% annual increase. Portalegre, the region’s most affordable district, saw the sharpest monthly rise – up to 15% to €575.

Southern Portugal’s property market remains robust, with all districts showing annual sales growth above 20%. Beja, Évora, and Setúbal stand out for consistent appreciation, while Faro continues to command the highest prices. In the rental market, Faro and Setúbal lead in cost, while Portalegre shows unexpected momentum. The region balances high coastal demand with greater affordability inland, making it attractive for both investors seeking alternatives to major urban centres.
