Where are the biggest decreases?
There are ten municipalities that have seen their average of prices falling by 13% or even more between October 2024 and October 2025.
The municipality with the biggest decrease is Torreperogil, in Jaén and Arroyo de la Luz in Cáceres, both registering a 21% drop last year.
With a 16% fall is Allariz, in Ourense and A Estrada, in Pontevedra, which registers a fall of 15%. Campoo de Enmedio, in Cantabria, the second-hand house prices fell by 14%.
In the top 10, there are also municipalities like Cotobade (-14%); Mojados (-13%), El Carpio (-13%); and two towns in Murcia, being them Alguazas and Abarán, each of them with a 13% decrease.
Besides the top 10
Although not in the top 10, there are other municipalities in Spain that show a significant decrease in property prices.
In the list, there are also included Lloseta, in Mallorca, Arvad del Vilar and Cabrera do Mar, in Barcelona province, registered a 12% decrease. With an 11% decrease there are towns like some located in Asturias, the Basque Country, the Canary Islands and Navara.
A contrast with the national reality
Even though the forecasts of price increases, in real estate market, there are locations that are losing its value, in property, when compared to the Spanish reality.
According to the data provided, the drop for second-hand homes prices reached its worst figures in locations where the decrease surpasses 13%, which can be seen as dramatic, when the tendency in other locations is the opposite.
Some regions feel untouchable, like Madrid and Aragón, as both did not register any price decline, in any of its towns.
